Cost Control

We have developed a cost control process to enable us to provide clients with the most detailed and accurate information to assist them to make major project decisions.  Our team performs several quality control processes to ensure our estimate was developed using the correct criteria and assumptions before the draft estimate is delivered.  As part of our estimating process, we will build a comprehensive value engineering list for your consideration.  Once the draft estimate is released and reviewed, we can provide value management and reconciliation services as needed.

Beyond Estimation

For thirty years we have been reporting on the state and direction of the construction market. Our guiding philosophy in forecasting is that inflation targets will propel monetary policy and subsequently construction prices. This approach has been successful in forecasting price movements through the last recession, and current recovery. Our quarterly publication of construction cost trends in our Market Outlook guides construction forecasting for our cost control process in real time.

About Us

Since our inception in 1972, Vermeulens has been a leader and an innovator in our specialty of pre-construction cost control.  We developed the elemental estimating systems, line item estimate computer reports, and computer graphic take-off processes that have become standard throughout the industry.

We estimate over 150 new/renovation projects every year, which translates into $10 billion worth of construction.  Extensive bid and reconciliation data enable us to benchmark institutional buildings at appropriate current levels.

Market Outlook Quarterly

Vermeulens Market Outlook Quarterly charts leading indicators and provides forecasts for price trends in the Institutional–Commercial–Industrial construction sector. Trends are based on over 30 years of data compiled into Vermeulens Index. Unlike other indexes, ours is based on actual bid prices for projects and trades in our sector.
